We’re experienced with all of the materials you’ll encounter on Birmingham’s housing stock: Victorian-era clay plain tiles in Harborne and Selly Oak, 1930s concrete pantiles in Northfield and Quinton, natural Welsh slate on older terraces, and the full range of modern tiles used on newer builds. Clay Tiles
Clay tiles are among the most traditional and attractive roofing materials available. Used extensively on Victorian and Edwardian properties across Birmingham, well-maintained clay tile roofs can last 50–100 years. Individual tiles can crack, slip or spall (surface flaking due to frost action) and require replacement to maintain the integrity of the roof.
We carry a range of clay tile profiles and work hard to colour-match replacements to your existing roof. Where a good match isn’t available new, we can often source reclaimed tiles that blend in seamlessly. For large-scale clay tile work, we always use quality materials from established manufacturers.
Concrete Tiles
Concrete interlocking tiles became the dominant roofing material for new-build homes from the 1960s onwards and are found on the majority of post-war housing across Northfield, Quinton and similar areas. They’re robust and widely available, making repairs straightforward in most cases. Common issues include cracked tiles, slipped tiles due to broken or corroded nibs or nails, and ridge tiles that have worked loose.
Natural Slate
Natural slate is one of the finest roofing materials available, offering excellent longevity and a distinctive appearance that suits older and period properties particularly well. Welsh and Spanish slate are both used across Birmingham, and we work with both regularly.
Individual slates can crack or slip due to failed fixing nails (particularly nail sickness in older roofs), and like-for-like replacements require careful matching of size, thickness and colour. For full re-slates we use quality natural slate and fix mechanically to BS 5534 specification.
Synthetic Slate
Modern synthetic slate products offer excellent visual similarity to natural slate at a lower cost and with consistent sizing that simplifies installation. They are particularly useful for properties where planning rules or aesthetics require a slate-effect roof but where budget is a consideration.
Ridge Tiles, Hips and Valleys
Ridge tiles seal the apex of pitched roofs and are a common failure point. Traditional ridge tiles are bedded in mortar which, over time, cracks and crumbles allowing water to enter and the tiles to become loose or displaced. We re-bed and point ridge tiles using modern polymer-modified mortars and also carry out mechanical fixing of ridge tiles for additional security.
Hip tiles at the angled ends of a roof and valley areas where two roof slopes meet are similarly vulnerable to mortar failure and movement. We repair and replace hip tiles and re-lead or re-line valley areas as required.
Repairs vs Full Re-Roof
Not every roof problem requires a full replacement. If your roof covering is in generally sound condition but has isolated damaged tiles, loose ridge work or deteriorating mortar in specific areas, targeted repairs are the cost-effective solution and we carry these out regularly. A full re-roof is warranted when the covering has reached end-of-life, when the felt underlay has failed and is no longer waterproof, or when the scale of repairs would approach the cost of replacement.
When we visit, we assess the whole roof and give you an honest picture of its condition, the expected lifespan of the existing covering, and what repair or replacement would cost. We never recommend more work than is necessary.

How long does a tiled roof last?
Clay tiles can last 60–100 years if undamaged. Concrete tiles typically last 30–50 years. Natural slate roofs, if properly maintained, can exceed 100 years. The felt underlay beneath tiles has a shorter lifespan — typically 30–40 years — and when it fails, a full re-roof is usually necessary regardless of the condition of the tiles above.
Can you match my existing tiles for a repair?
In most cases, yes. We carry a range of common tile profiles and can usually source matching replacements from suppliers or reclaimed material merchants. For unusual or discontinued tile profiles, we’ll advise you honestly on the options before proceeding.
How long does a full roof re-tile take?
A typical three-bedroom semi-detached roof takes 3–5 days depending on the complexity, pitch and any additional work needed on battens or timbers. We’ll give you a more accurate timescale when we survey the job.
Do you repair ridge tiles?
Yes — ridge tile repairs and re-bedding are a regular part of our work. We re-bed loose or displaced ridge tiles using mortar and also mechanically fix them for longer-term security. We carry out both full ridge re-beds and spot repairs on individual displaced tiles.
