Bournville is one of Birmingham’s most architecturally distinctive and historically significant suburbs. Founded by George Cadbury from 1879 onwards to house workers at the Cadbury chocolate factory, the estate was laid out according to garden village principles — spacious plots, generous greenery, and a cohesive architectural style rooted in the late Victorian arts and crafts movement. The Bournville Village Trust continues to own and manage much of the original estate to this day, and the area retains a visual consistency and quality that sets it apart from almost any other part of Birmingham.
The roofing on Bournville’s original estate properties reflects this heritage directly. The dominant materials are handmade clay plain tiles and natural Welsh slate, laid on steeply-pitched roofs with deep eaves, prominent chimney stacks and occasionally decorative ridge tiles. Many properties also have complex roof geometries with multiple valleys, hips and dormers that require careful workmanship when repairs or re-roofing becomes necessary. The materials used on the original estate properties need to be matched appropriately — modern concrete tiles would look entirely out of place and would not be appropriate for properties subject to Bournville Village Trust covenants or any planning conditions relating to the conservation area.
Bournville also has a significant number of properties outside the original estate that were built in the interwar period and after the Second World War, particularly to the south and east of the village core. These are typically 1930s and 1950s semi-detached and detached houses with concrete interlocking tile roofs, which present the more typical range of maintenance issues — re-pointing ridge tiles, replacing cracked or broken tiles, and guttering and fascia renewal.
